Most of Virginian home buyers are thinking about numbers ($$$) and are conservative with the monthly mortgage payments while house hunting. I don't blame them with the economy and under certainty of the future it is a great idea to be smart about your affordability.
So what is the biggest mistake they make??? House hunter or buyers when they preview the home they get emotionally connected to the home. Don't get me wrong, it is OK to connect emotionally to certain degree. But instead of just considering the cosmetic looks to it don't forgot the cost of owning the home. Say for example you are considering not exceeding $2000 monthly mortgage including taxes & HOA fees. While in short term you do get the loan that will qualify and keep your monthly mortgage at that amount for life of loan. However look closely to your home inspection report. What are the long and short term updates or repairs you will have to make? Every home will need some or the other thing to make it your personality and updates. Calculating and understanding the cost will help you compare whether it is affordable or not in both short and long term for you. It is easy said I don't want to buy beyond $300K but what happens if that home ends up costing you as much as a $350K home would have with the updates it needs in near future.
Discuss your concern with your Realtor® rather than guessing and confusing yourself!

Too often buyers do make the decision based on "looks" when they should be discussing upkeep. Great information, Ritu.

I have learned to look at homes with "the eyes of an investor". I guess because I am one! But you are right, it takes a certain degree of financial savvy and experience to see through the "smoke and mirrors" and/or really cheap upgrades (think repairs). I do believe Lenders are still too greedy when it comes to prequalifications and should handle the first time Buyer differently.
