THE WORST MLS  Photo, from the O.M.G.Files of Robert Butler - Aspect Inspection

Here it is. The worst photo I've ever seen on an MLS listing (and the only one).

I've never seen another one taken at night! This was late December a year or two ago. This may have been late afternoon, but  the street lights are on, and it's got to be the saddest home presentation I've ever seen.

I copied this image directly from the MLS page so I could enlarge it and examine details. I was scheduled to inspect it in 72 hours. It had been a quadruplex renovated into a triplex. 

This is a drive by shooting! The bright spot above the stop sign is not a street light. It's the flash reflection off the car window when the agent took the photo with his cell phone. He didn't even roll down the window to take the picture!

I thought this one is going to be interesting and it was. There were so many issues in this property that this sad photo is actually representational. My client however was looking for a project. I had to impress upon him how big a project it was/is. He was undeterred. He got his project and then some.

Hi Dale,

The home owner was an adult immigrant. The agent was his nephew, a newly minted Real Estate agent, very young.

The buyer bought the property. He was looking for a fixer upper and expected to put his own labour and skills into renovating the property and converting it into condos.

To give him a better picture of how much work it would require I asked him how long he expected to take. He told me. I said that wasn't unreasonable but what if you had setbacks or parts were more than you expect or even if materials cost mounted over the time frame?

I said to him (and his wife) "If it took from 2 to 3 times longer to finish, than you now expect, would you still take it on?" He said yes with no hesitation. He said he had construction experience and had lots of friends in different trades he could get assistance from.

That agent was lucky. He didn't have to sell that house. That buyer would have bought just the shell.

What a crappy way to represent the property.  Hope he gets better at his new chosen profession.  Perhaps you should invite im to Active Rain so he can learn from all the agents participating here!

That is a pretty bad photo... Here is one of an bedroom found on the mls... I don't know what these agents were thinking when they posted these pic to showcase their listings... But I do know it makes for a good blog....

Stephanie, I have seen worse rooms, a lot worse, but no one photographed them.

Tim, seriously? The road's slushy, that means it's not cold, only around 20 degrees F.

Pretty bad photo.  I used to be the MLS photographer in our area.  We had very strict instructions on how, when, where to take photos.
