The number of sales declined by 33%, perhaps not a surprise given the holiday season, with average prices decreasing slightly; Days on market remained roughly the same.
There were 82 properties (12% of the total) in Carlsbad at the end of January with the CONTINGENT status (i.e., homes with offers being reviewed for approval by short sale and REO lenders), 16 fewer than last month.
The overall inventory in the Carlsbad real estate market for the end of January (628 homes) rose for the 1st time in 5 months, by 5%. This represents an inventory of 6.9 months for attached homes (up from 6.2 months last month) and 5.5 months for detached (up from 4.6 months last month) based on the current rate of sales over the last 6 months.

In January the number of new homes coming on the market rose substantially, with more than twice as many homes (250) hitting the market (up 119%) as in December - given the holidays, this was not a surprise. The number of homes going pending also rose, up 17% (120 pendings), which is encouraging news for sellers pricing their homes well.
