Regardless of the snow, if your home is for sale in the Denver area and you have showings today, you better take them seriously.  Because if anyone is out in this weather, you better bet they are a serious buyer.

Please be sure you have your sidewalks and driveways cleared of all snow and hazards.  I have trudged through numerous driveways over the the years with buyers that snow is not cleared.  And I have to tell you, every now and then a home buyer will just have had enough and not even get out of the car.  This is especially true if they are a Denver relocation client, in from out of town and maybe not prepared for the weather.  Do not loose a potential sale because of something that is very much under your control.  Not to mention the hazard of someone falling while trying to get in your house.

Once you’ve done your part and the buyers get inside, you may want to have a sign asking to remove their shoes or provide shoe covers.  Most people are respectful and may just remove their shoes anyway, some don’t.  In any case, make this request obvious right as they enter so they won’t miss it.

Something not so evident – clear the back steps or deck a little too.  Highlands Ranch home buyers will likely want to step out back, especially if they are already “feeling it” with your home.  It is no secret that Coloradoans love the outdoors and they love to spend time in their own back yard.  Even though there is a blanket of white out there, if they are serious about your house, they will want to open up that back door a peek outside so make it easy for them.  They will appreciate it and so will you if you see their real estate contract come your way!

Good advice here for winter showings. We have also had buyers who wouldn't get out to look at a home where the driveway wasn't plowed as they found it quite annoying.

Good point!  If buyers are out looking at homes in the snow, they are serious buyers!!!  =)

Dan & Amy - The next round of snow is heading in tonight, so if sellers haven't cleared this weekends, its going to be rough tomorrow.

Steve--I was just discussing this with one of my sellers as they were having trouble with their shoveling arrangements. No one wants to have wet feet from trudging through snowbanks. They may just skip the house if the driveway and sidewalk is not clear. So much snow this year but we have to be ready for those showings inside and out! :)

Steve - this is certainly some good advice, especially given all the snow so many folks are having this year. It's a problem outside as well as in. I used to suggest that sellers put out extra towels and floor mats. Showing homes in the snow is serious business and you have to be prepared.

So glad I don't have THAT worry any longer.

The other issue that was a problem with a home I sold some years ago back east is that the snow obscurred some major issues. Obviously the buyer needed to investigate but it was a tought challenge to deal with.

I am so happy we do not have to deal with this here with all the vacant bank owned property.  It would be an absolute nightmare!  I guess I can thank my lucky stars for this one ;)
