January 2011 - Barrington Real Estate Market - Are We Selling or Stagnant?


January in Barrington is one of the coldest months of the year and often hindered by snow fall and sub zero temperatures. There are buyers, sellers and even Realtors than often refer to the winter months of Barrington real estate as being slow or even non existent.

Form the Realtors side January 2011 has been extremely busy for me. In January I have shown many homes in Barrington to three seperate buyer clients. One has found a house and we are proceeding with an accepted contract. I listed and rented within days, a cute little ranch home in the village center. I am previewing townhomes in Lake Barrington Shores for an out of town buyer. My perspective is that Barrington real estate is selling not stagnant.

Now lets look at the same question from the buyers side. January was the busiest month I had for new leads contacting me about buying homes in Barrington. With over 60 direct emails and phone calls in January and many more visitors browsing through the listings on my Barrington website it does appear activity is high. I already have 2 sales ready to close this month and a third on April 1st.

What about sellers? How many homes in Barrington went under contract in January. How many new Barrington home listings came to the market. How many homes sold. Are these numbers higher than in January 2010 or January 2009. Lets take a look.

Total Number of residential for sale listings in the Barrington real estate market today: 671
Homes newly listed in Barrington in Janury 2011: 94 Thats 14% of the inventory.
Homes in Barrington that received contracts in January 2011: 31. That’s 4.6% of the inventory.

How many homes closed in January 2011: 22
How many homes closed in January 2010: 24
How many homes closed in January 2009: 13
How many homes closed in January 2008: 17
How many homes closed in January 2007: 28

Well it seems we are a little off the activity in 2007, but compared to 2008 and  2009 the Barrington real estate market is busier and although 2 less than last year I would say our market is not stagnant at all but proceeding at a good pace.
