Pasadena CA January 2011 Real Estate Market Update - South Orange Grove Corridor Condos & Townhomes

First, a definition of the area for this report is in order.  In my report, I extend beyond what some may consider the "prime area" along South Orange Grove Boulevard in Pasadena, CA and include properties south of Colorado Boulevard and north of Columbia.  For the eastern boundary, I include Singer Park on California and all of the streets that run parallel.  The western boundary for this report is the Arroyo(south of the Colarado Street Brige).  This report does not include any of the condos or townhomes in Old Pasadena or those north of the 210 Freeway(so does not include Orange Grove Village 1 or II, Continental Court or ny of the developments between North Orange Grove and Arroyo Drive).

There were three sales in the South Orange Grove Corridor in January 2011 according to the local multiple listing service records.  Two were in the Arroyo del Vista complex built in 2007.  These are the Moule and Polyzoides built units near the Colorado Street Bridge.  The other sale was in the building at 1045 South Orange Grove that sold for $750,000 in about three weeks.   The average sales price for all sales in January was $696,667 and sold at 95.92% of the last list price(average $726,333). 

Currently there are 20 condominiums and townhomes along the South Orange Grove Corridor on the market for sale.  They range in price from $369,000 for a two bedroom, two bath unit in the 1936 portion of the Arroyo Grande complex on South Grand to $1,298,000 for an updated unit at 630 South Orange Grove.  

There are five units in escrow ranging in price from $274,500(a one bedroom unit at Castlegate on California) to $925,000 to a unit in the Arroyo del Vista Bridgewater complex.
