Cimarron Hills is a mature, tree-lined neighborhood east of Colorado Springs and although it is addressed as "Colorado Springs", it has never been annexed to the city. The homes in Cimarron Hills (and the neighboring Cimarron Eastridge and Cimarron Westridge) are a mix of different school districts and utility companies.

Most homes south of Omaha Blvd. are a part of Colorado Springs School District 11 and homes north of Omaha are a part of Falcon School District 49. (Omaha Blvd. cuts the neighborhood of Cimarron Hills roughly in half. Cimarron Eastridge and Westridge are all D-49)

Because most of Cimarron Hills has not been annexed to the city, only a very few homes are a part of the Colorado Springs Utilities service area. The majority of the homes are serviced by the following companies: Boundaries:
  • East: Marksheffel
  • West: Powers Blvd.
  • North: Palmer Park
  • South: Platte Ave./ Hwy 24
The Cimarron Hills Neighborhood is: Homes in Cimarron Hills were built (for the most part) between 1960 and 1990, with most homes being built in the 1970's. Most homes offer 3-4 bedrooms, 2-3 bathrooms and are about 1,400 total square feet. Cimarron Hills Real Estate:

    • 7 Town Homes: $89,500 - $117,900
    • 23 Single Family Homes: $122,900 - $186,000
    • Average Days on Market: 116 days (lowest: 5 days and highest: 793 days)
  • Current Under Contract:
    • 3 Single Family Homes: $134,900 - $159,900
    • Average Days on Market: 59 days
  • Sold Properties:
    • 8 Town Homes: $60,000 - $132,800
    • 24 Single Family Homes: $117,000 - $186,000
    • Average Days on Market: 85 days
    • Average List Price to Sale Price Ratio: 99%

Steve- That particular home was a town house and was horrifically over priced for 2 years. When they FINALLY took it out of the stratosphere, it sold. Imagine that.
