1. Get the seller or buyer on board with the 'real market price."

2. Leave room for negotiation

3. Talk to the agent about what is really important to the seller

4. Keep the offer active- quick responses and continued negotiation

5. Get the buyers and sellers to understand how hard it is to get people to act now and they need to take the money and run!

6. Get everything in writing and get it fast

Out here in these parts, its not the listing agent that accepts offers- it s the sellers. My advice to buyers is to try to offer something the seller would accept.

Or at least something with the reasonable expectation or serious consideration. As seller's agents in Colo we are reponsible to submit all offers to the sellers, whether or not it pleases the listing agent.

Getting the buyers and sellers on the same page is certainly a challenge, I have to say, remaining calm is a big thing too. Delivery is key, it can set the whole tone. Even when people are miles apart, agents who remain calm, who don't belittle the other, have a better chance of passing a calm attitude to their clients and that often is the key. Might take a while, but it sure does help.
