Eugene Oregon Investors 2011: outlook is goodWe have been through quite a shakeup in the real estate world these last couple of years.  The tightening of credit and the scrutiny of consumer credit, though much needed, have slowed business down.  The world economy, high unemployment and the banking industry bail outs have all been detrimental to home sales through out our country, not just here in Lane County.

That is a lot of doom and gloom to swallow in one sitting, so how about a little bit of optimism?  The investment world of real estate has been percolating over the last several months, and I am seeing much activity in this area.  Prices, down as much as 25-30% in Eugene/Springfield, are starting to be appealing to savvy investors, and, perhaps even more importantly, to the novice first time investor.  If you are an experienced investor, then you know the time is more than ripe for picking up another investment home or duplex.  For the uninitiated, perhaps the time is now to become a first time investment purchaser. 

Banks will require that you put down 25% on a non owner occupied home or duplex and the interest rate will be a touch higher.  With these criteria we are seeing many opportunities out there that "pencil out", and we have not seen that in a while.  If this interests you, set up a meeting with your Realtor and favorite lender and get started.  Being an investor is not the laborious prospect some paint.  The use of a good property manager will take most of the work off your shoulders and allow you to reap the rewards.  There "are" properties out there that, after your down payment, will bring you cash to your portfolio after each rental deposit.

Do this a few times in your life, and your Autumn years will thank you!

I'm really starting to see buyer and seller activity and inquiries pick up, and the "real estate season" isn't even close to being here yet.  It's nice to see positive signs finally.
