debra walsh real estateIt seems as time goes on people get more and more unprofessional and hide behind texting and leaving voice mail messages.  I hate to say it but it is definitely true.

Last week an agent called me and said she had someone interested in one of the new properties I had listed.  She took her client over to see it and they spent quite a bit of time there because as it turned out they were extremely interested.  When I got the call that they wanted the property I told them the usual.  Please submit a completed application etc...

What I got was a sheet with the person's home address stating they would pay the required amounts and signed by the agent.  I called them back and said I needed a completed application, confirmed again that this was the property they wanted and they adamantly said yes.  This time I got a sheet with a little bit more information but still lacking the most important parts of information and again signed by the agent not the potential tenant.

This should have been a sign to me but I try to see the good in people and thought well-maybe a new agent...Since we were meeting today so the owner could meet the person etc.. we would just have a proper application filled out in person.

Last night I get a text from the agent.  "We will not be moving forward."  So I pick up the phone and call the agent to find out what the problem is as we have twice confirmed and everything was hunky dory.  No answer-no call back.  Waited a couple hours and called again.  Nothing.

So this morning in speaking to my client I had to explain that we were dumped by text and had absolutely no reason why.   So of course my client wanted to document right away this person's name and office.  She wanted to know who not to get involved with in the future because of them being so unprofessional.   Meaning, the next time someone brings a client she is going to ask me right away if it is from this person and may be apprehensive about taking it further.

When canceling appointments do the right thing-put on the big girl panties, show you are a professional and make a phone call.

Debra, It never fails to amaze me that some folks avoid just making the phone call!  Even an email or text is a luxury at times.  No one likes to make a tough phone call but that is part of business.

Hi Debra -- frustrating situation.  It does seem that the deals that don't start off professionally in the first place are the ones you can expect issues with.

Very frustrating. Another new form of "communication" (well, lack thereof) is the service that puts calls directly into your voicemail.

That's not the right way to do it but I guess we can expect to get more "techie" type communications from agents these days. Too bad--I personally prefer the old way. Put It In Writing on a Contract! Then when you cancel: Put It in Writing. In Florida, we have to have a Release of Deposit (even if we never received the deposit) signed by all parties.

Debra - I think you've just been saved the trouble of a deal that would have gone south anyway. The fact that the app wasn't filled out by the prospective tenant is a red flag. What someone says they want and what they can do can be two entirely different things, right?

The text showed a lack of professionalism, but I'm sure the agent knew the real situation and didn't want to fess up. They just showed you who they really are and now you know for future reference.

This is bad and unfortunately it makes us all look bad. Your client is now skeptical as well, which is very unfortunate because some things are out of our control, but it still makes us look bad. That agent owes you an explanation, whatever it may be.

Texting is a great and convenient way to communicate quickly but it is not appropriate for all communication.

Sometimes a good "old fashioned" phone call is what is appropriate.

Deb, the lack of professionalism is amazing. It seems as though everything is about me and no one else matters. To not at least acknowledge the reason, which could be just they went to something else that just came up, would have saved face for them to you and to your seller.  As for the big girl panties, my wife says I can't wear them any more

It seems as though some agents are simply unprofessional.  It's like they hide behind technology.  I wonder if this is how they treat their clients!

The first clue was the paperwork.  I'm just glad you weren't waiting with your client at the property.  So in that respect, at least you received the text beforehand (I guess).
