A "Buyers Market" Doesn't Mean YOU Are The Only Buyer In The Market

Buyers market has become quite familiar in recent years.  Consumers know the term, the media uses it all the time, heck even I note when area or neighborhood conditions are generally in favor of buyers.

What a "buyers market" really means - in general qualified home buyers will have more options to consider

Maybe more importantly, what a "buyers market" does NOT mean:
- that each and every available home for sale will meet your needs (think condition, features, layout, location)

- a house that's been on the market for a looong time will still be there next week or next month (happens a lot with price changes that activity picks up and the house draws offers)

- that a new listing (priced and presented well) is going to sit and gather dust

- and finally, a buyers market does not mean that YOU are the only buyer in the market!!!!

It's easy to assume (you know the warning about doing that, right?)  that you're the only buyer with any interest in a given Charlotte NC home for sale. After all, when you view the home you're the only buyer there.

The thing is, buyer competition is largely invisible.  You won't know how many other buyers are viewing, considering, sitting up late at night talking over whether that house is their next home or when they're going to make an offer.

For qualified home buyers searching in the Charlotte NC area real estate market right now there are indeed many benefits and a wide array of options for you to consider in your search for a home.  Definitely more choices than you would've had 3, 4 or even 5 years ago.

But you are not and will never be the ONLY buyer in the market.  The homes that are priced well, presented well, accessible and inviting to the home buyers that are in the market right now are getting noticed. 

And the ones that were a bit "mis-priced" that were just lowered to reality - they're also reaching a new buyer audience that's wider than just you.

Remember, until you have a signed purchase contract with the seller....any other buyer can make an offer at any time.  Actually other interested buyers can make backup offers even after you're under contract!

A buyers market affords you the luxury of having more choices, it does not and will never mean that you're the only buyer in the market or considering any given Charlotte NC home for sale.

Is the real estate market in Charlotte NC a Buyer's Market?  Generally, yes it is.  But that doesn't mean there aren't any home buyers IN the market :)

Well said Dianne- I don't know how many times I've had to have the low-ball offer converstation lately.  If the home is priced well and you like it, guess how many other buyers feel the same way?

Dianne & Trish ~ I totally agree. Just had the same conversation with a buyer who was fortunate enough to find a home with ALL of the features she wanted and under her price. Guess what, her first instinct was to offer a lowball. Education is critical....

Exactly Trish!  Sometimes it takes going through not getting a house to drive home the message

Kristal, a home with ALL the wants isn't (usually) going to come along all that often, education's definitely a huge part of what we do :)

How true!  It's also a hard thing to have a buyer find a home at the price they want, only to low ball and get rejected.  Sometimes they just can't come back to the table and make it happen.  Then they compare every other home they see to the one that got away!

If it looks good, take it!

I've started using the term, "It's a NO CRYING ZONE".  Lowballing is for investors that have no personal interest in the home.  If you choose to make a lowball offer and the house "gets away"....no crying allowed.  Everybody knows somebody who knows somebody that got the "deal of the century".
