How do I sell my house fast in San Diego?

Often sellers need to sell their home fast because of a job transfer, divorce or impeding foreclosure.  Many times a seller may feel that the best thing to do is to get a sign in the front yard, however this could be the worst approach.  There are three important factors that must be addressed in order to get a house sold -

1.  Proper preparation

2.  Proper pricing

3.  Proper marketing

Each one of these items must be fully addressed in order to successfully sale a house,  However, if you need to sell your house fast you really need to be extra careful to eliminate buyer objections.  When a potential buyer visits your home you want them to see all the good things about the house.  A buyer should begin liking your house as they drive by and prepare to park.  They should continue to like your house as they walk past the landscaping, plants and sidewalks.  They should really, like your house by the time they reach the front door and they should really, really like your house the moment the step inside.  Statistically buyers actually decide they like your house before they enter the foyer.

If you want to sell your house fast in San Diego you need to stand out from the competition which means you must properly price your home.  Don't make the mistake and price your home too high.  The best thing you can do is check out your competition.  Have your San Diego Realtor take you out and show you homes that are for sale in your neighborhood.  Your house must stand out from the crowd as the best priced, best value and best house on the market.

If you want to sell your house fast you must have a powerful comprehensive marketing plan.  About 50% of lady with sold sign in armsthe plan is the pre-marketing of the house.  In a buyers market a seller must work to get the spot light on his home.  Your San Diego Realtor should be canvasing the neighborhood with pre-market advertising.  Most people don't move more than 11 miles from their current home.  Statistically, you will sale your home to someone who already lives in the neighborhood.

If you want to sell your home fast in San Diego you must address three important factors; proper preparation, proper pricing and proper marketing.  Although, it may take you time to get your home ready for a fast sell it will worth every minute invested.  Your time is worth money when you ready your home for market, don't make the mistake of just signing a contract and getting a sign in the yard.

And if you get a pre-listing inspection so that you know exactly what you are trying to sell, you’ll be able to price the home even more properly, make repairs as needed, disclose issues that you don’t want to resolve, show that you’re an above-board type of seller, and have fewer problems during escrow. Makes everything go faster.
