And stop sitting on the fence trying to "time the market". Interest rates are not going to get any lower. Even a 1/4 point rise in rates could be the difference between home ownership or renting.

Todd, Are you encouraging first-time homebuyers to look into the Oregon Bond program?  There are two programs - RateAdvantage and CashAdvantage.  The first program has below market financing, currently at 4.375%  The second program also has below markets rates plus a cash grant equal to 3% of the loan amount to use toward a down payment or closing costs.  You can learn more at http://www.oregon.gov/OHCS/SFF_OregonBondHome.shtml.

I've been thinking about this shot for a very long time and when I finally got a chance to get it, my daughter the trooper did this for about 15 minutes before I finally got that shot! She loved every minute though, she loves posing for the camera.
