I know what you mean...so many folks pay more in rent than they would in a monthly mortgage payment and really should take advantage of home ownership.
And stop sitting on the fence trying to "time the market". Interest rates are not going to get any lower. Even a 1/4 point rise in rates could be the difference between home ownership or renting.
Todd, Are you encouraging first-time homebuyers to look into the Oregon Bond program? There are two programs - RateAdvantage and CashAdvantage. The first program has below market financing, currently at 4.375% The second program also has below markets rates plus a cash grant equal to 3% of the loan amount to use toward a down payment or closing costs. Such a great picture. As to the post, you are right, so many keep wishing thinking it can't happen. When the first step is talking to someone that is a local expert and can guide them through the process.
I've been thinking about this shot for a very long time and when I finally got a chance to get it, my daughter the trooper did this for about 15 minutes before I finally got that shot! She loved every minute though, she loves posing for the camera.
