5 Important Things to Think about Before Beginning the Home Staging Process with your Seller

As a professional home stager one of the biggest challenges I face is having to break the news to a  home seller that their home isn't, shall I say "perfect" for sellingHome sellers and Realtor

And Realtors, are you comfortable sharing the news?

I dare say this is one issue that you too may have a panic attack about when you know the house can't be sold for the price they want in the condition it's in. Heck, I know the house I currently live in isn't ready for selling in the condition it's in based on the kids, pets and accumulation of stuff after 10 years of dwelling here. But I'm not selling.

In spite of how awkward it may be to break the news to a home seller that there are things that need to be done prior to listing, it must be done.  I always tell my clients that I am their advocate and the "buyer's eyes" who will tell them the truth even if their prospects don't share their thoughts in feedback.

Buyers will speak loudly, even if they don't say anything.

NO or LOW ball offers is a buyer's way of speaking to sellers loud and clear.

I'd like to share with you what I believe are 5 important things to think about before "breaking the news" that the condition of the home needs to be addressed. I have found time and time again that this will help you help your clients get on board with staging and marketing their home.

5 Important Things to Think About Before Beginning the Home Staging Process with your Sellers

  1. HOW and WHAT you say it is important —
  2. Don't ever criticize! This ain't HGTV. No matter what your personal feelings are on the style, cleanliness or look of the home, you are not there to be a judge and jury.Family room before staging consultation
  3. Respect their things, possessions and feelings about them.—Many times accumulations of items have come from loved ones who have passed on. Many people have a hard time letting go of understanding that we are just asking them to move them out until the home sells, we are not asking them to get rid of the memories of their loved ones or dishonoring their feelings about it.
  4. Take time to listen to what they're saying about their home & their feelings about the move. Ask them "Are you happy about the move?"- this can give you a lot of valuable information on their emotional state about the move. —Family room after staging consultation & staging
  5. If you don't feel comfortable sharing information with them on how the property shows, hire a home stager who can! (I'd encourage Realtors to go on a home staging consultation with your stager if you haven't worked together before. Ask them how they work.)

Taking the time to fully understand the feelings that your home seller has regarding the sale of their home is vital to helping them get beyond the emotional attachment to their home and assisting them in looking at it as a product now to be sold for the best price in the quickest time.  It is our job to get them on board with the process and help them make the selling process as smooth and profitable as possible.

Good evening, Karen. Great post! Very well written and informative. And I agree that it can be tough “telling it like it is” to home sellers... but it’s in their best interest to do so.

Karen ~ your post lays out some excellent points for agents to cover with their sellers -- and it's good to see so many agents commenting on it  :-)

We can't stress enough how important the "emotion" factor is when selling ... how it can sabotage a sale unless it's properly reined in and dealt with.  Being respectful is the first step and I'm glad you suggested asking the seller how they're feeling about the move ... great starting points.

Karen, these are exactly the right things to remember when gently bringiing the seller to understand that the way they live in their home is different than the way the house needs to be 'packaged' when showing it to potnetial buyers.

Hi Maureen, I'm very happy to see so many agents commenting on this! I know it's often hard to broach the subject of the condition of the home with some sellers & as stagers we have some good info to share with them on how to begin the subject.  I'm a firm believer in educating those who'd like to know as well as those who want to know but don't necessarily want to do the work themselves.

Personally I would never want someone to tell me things about my home that are offensive or hurtful, I think most people would just shut off their minds & not listen anymore.  Transitioning from home owner to seller takes patience for all involved & my job is to help not hurt the process. Hi Christine, I do the same thing with my clients. Explain that I don't live in a staged home but when it comes time to sell I know it needs to be done. It helps them understand that I too understand what they're feeling!

Karen-This post is so true. Selling a home is a very emotional experience and sometimes the sellers don't even realize their feelings until we start asking them to  take do the necessary improvements. I remember a consult that I went on and the Seller was just downright nasty to me. I backed up and asked her if she wanted to end this appt.-that would be ok with me and I would understand. She asked me to continue....(I really thought that she hated me). She called me the next day to apologize. The home was her parents and she was the only sibling doing all the work....her siblings were reaping the benefits but not really helping. So she felt overwhelmed and resentful and I am sure a little sad. When i was aking her to do things, it all came up and I was the brunt of her anger. I did feel much better when she called because I really wanted to help her. We talked about enlisting help from contractors,etc. Bottom line is.....there are alot of emotions that come with selling a home. Sometimes we simply have to let sellers know that we care!!!We have to be compassionate and help Sellers find solutions.

Moving is always emotional and stressful, which we must also understand and still be able to walk the fine line to make them understand that what we suggest is just in their interest, even if it involves some work.
