I ran across a great article about things first time home buyers should be on the look out for.  Here is a condensed version:

  • Inspect the foundation
  • Check the HVAC equipment
  • Check the electrical system
  • Look for past water damage
  • Get a home inspection
  • Consider that if the price is "too good to be true" then it probably is

I want to add, it is a great idea to arm yourself with the additional protection of getting a realtor.  A realtor has seen lots of transactions and knows the ins and outs of the contracts you may not be familiar with.  A realtor can also come in handy because they know the process of buying an home,  and can make the transition go smoothly for you.   And besides, the cost of using a realtor to the buyer is $0 -- that means the service is FREE to you.
