"NOOOOOOOOOOOOO!!!!!....&%#@^%..."

It's a statement that I have had to make more times this year than I prefer to think about, and without fail, it's to the sellers that refuse to allow me to price their home correctly to begin with. I know, I know, it's just part of the business and nothing that I should get too worked up about, and I don't. I am just curious how other agents are handling these situations in a "soft market".

Set the expectation up front.  When they don't price it where you think it should be, you have two choices, walk away, or take the listing with an agreement about how soon you'll start dropping the price.  Have them sign the agreement up front so you can change the price on the agreed upon day.

I would just be blunt, straightforward, and show them the reality of the current market. Show them current statistics of comps sold. Here's one of my new blogs that you may find of interest :)

I always tell them up front "if the market is not responding to the price we've got it at, we have to reposition your home so we don't lose buyers in the market place today looking for homes like yours."

Hi Chichi,

There are actually some stratigic financing options that can make more sense than lowering the price for your sellers.  Several of my real estate agents are moving their inventory at a better pace using a strategic financing option.  Check with your loan professional so he/she can help you.
