What is a Coach Home anyway?

What is a Coach Home anyway?  And while I'm asking what the heck is a Manor Home too?

I have many buyers ask me 'What is a coach home or a manor home anyway?'  It all started with Lexington Builders on the eastern edge of Schaumburg around 30+ years ago.  It was a new design concept for condos that were normally high rise's in our area.

A 'coach home' is simply a different name for a 'quad' or group of 4 condos put together.  In the coach home layout there are 2 condos on the 1st floor and 2 condos on the 2nd floor.  Then 2 of these groups of 4 are put together side by side for a total of 8 and 'voila' the coach home!  Some other builders in the area also spun the name 'Manor Home' but it is the same concept. (Building plan attached below).

There are 4 to 8 models in each building and the home could be located either on the 1st (patios) or 2nd floors (balconies).  Each model has something unique to offer having closet pantries, open wall Kitchens, formal Dining Rooms, vaulted ceilings, 9 foot ceilings, whirlpools in luxury baths, walk-in closets, window seats.  A private one car garage is always included with each home.

Just want to be clear that this is not a trailer park or any type of manufactured units all bunched together in an odd pattern.

coach home,manor home,

Here's another example.

Schaumburg has the most coach home communities to choose from and there are even some built in Palatine, Roselle, Bartlett, Elk Grove and Arlington Heights too.

Some Schaumburg communities that I have written about:

Glens of Schaumburg
Fox Run
Lexington Green
Lexington Village
Heatherwood
Heatherwood Estates West
Towne Place
Towne Place West

OK, so ready for a test?  You look at these Schaumburg townhomes for sale and let me know which ones are 'coach homes'.  I'll be able to show you any of these homes that you find interesting.

Interesting.  As I read the posted listings from different parts of the country, I see terms that are regional, like Coach Homes, patio homes, etc.  Where I grew up on Long Island, NY, we called a certain style house a "High-Ranch", here in New Jersey, the same house is called a "Bi-Level".  In Philly, they call attached single family homes "Row Houses", we call them Townhouses. I enjoyed your post!

I clicked on this because I have never heard the term...seems like they are like patio homes.  I am assuming zero lot lines?

Coach homes! I laughed when you wrote that it had nothing to do with trailers because that is exactly what I was thinking! :) They are kinda like condos but not as many units in a building, right?

Ellen:  Yep, it's kind of confusing to buyers until they see one.

Candice: Yes, low rise buildings with 4 units. Actually someone from Atlanta I recently met was wondering if they were trailers so I added that.

Never heard that term in our part of the country either...thanks for the clarification!  I thought it might be something like a "flag lot" referring to a smaller "coach house" at the back of the lot...
