This is the first in a series of monthly market reports for that section of Fairfax County with postal addresses named Fairfax Station.  This real estate market encompasses one postal ZIP code, namely 22039. Many REALTORS prepare a report for all Fairfax County ZIP codes.  In my opinion, that covers too broad an area to be meaningful.  I do believe my approach will give you a much more realistic picture of the market in your neighborhood.

Currently, there are 88 homes for sale in the 22039 area.

For the 31 day period August 1, 2007 to August 31, 2007 the following sales statistics were reported on the Multiple Listing Service

  • Homes Sold = 19
  • Average List Price =          $877,141
  • Average Sold Price =           843,042 Percentage of List Price = 96.56%
  • Average Seller Subsidy =       -7,358 
  •  Net Sales Price =              $836,684

Hi Karen,
My brother lives in Great Falls, had his home on the market all summer.  Lots of lookers no offers.  Finally took it off the market when school started.  They decided just to hold on for now.

Thank you for commenting on my market report.  Your brother's situation is no different than the rest of Northern Virginia.  Obviously, February - March will be the best time for him to put it back on the market.  The main push here is in the Spring - not the summer, Karen
