What to do when your seller cancels the open house...

By
Real Estate Agent with exp realty of California, Inc. DRE 01489731

In real estate business you have to be a master at switching gears, multi tasking and take advantage of opportunities!

Today I had planned to do an open house, great little home just new to the market in Brentwood. But late last night the seller called and said they would prefer to cancel....so now what? My work day was just made vacant!

So as a good real estate agent...I re-grouped, thought about what really needs to be done...and started to put my tax papers together so I do not have to CANCEL on my taxman next week!

That is unfortunate. Did you do any advertising? What about the people who were going to come to the open house?

Great attitude.  There is always something that need to be done.  I had a Seller cancel after I bought a lot of food.  It was an expesive cancelation on top of the prep time and advertisting.  Kristine :)

Dawn: I did a lot of internet advertizing...I hope no one shows up with out the signs being posted.

Kristine: I did some prep but I do not buy food anymore since I have gain 30 lbs since I became a realtor...I have stopped the food machine!

Did you find out why?  Did they just want a quiet day at home?  If it hasn't been on the market long, I can't imagine they're frustrated with the market.  Stay positive.

I ALMOST had this happen to me.. But luckily I was able to talk the Seller out of cancelling.  You handled it great.  My nerves where out of whack when I got the phone call AN HOUR before the Open House was scheduled to start.

I kept thinking.. What do I do about all the people who might show up?!  With all the internet advertising alone, it would be impossible to reach out to everyone who may have made plans to attend.

We had 16 people show that day!

I don't do food anymore after taking my GRI classes!  They scare the crap out of you with all the potential lawsuits!  So many people are allergic to something...

Have a great week!

If someone in the family got sick or something like that , best to cancel to avoid germs for everyone and to let the ill person rest --  all the best .

Hi Vienna, I never thought of someone getting sick. Although I have had seller ask people to not eat or drink.

Shannon - whenever a door closes, look for the open window!  Great plan "B" ... BUT .. did you really have to say .... "tax!?"

Shannon,

Nice recovery.  I'm still trying not to think about taxes, but at least all of my receipts are in order.  That should help.
