Agents: Increase Sales by Getting Sellers to Go Green

Agents can give their listings an edge in the market and increase the likelihood of a sale if they provide an added value by having the seller switch to an electricity supplier that generates green power -- and saves the homeowner money.

Viridian produces clean and renewable energy. through wind power, and puts it on the grid, with rates that are often lower than the local utility's. The company is a generator of power, not the distributor. In other words, the infrastructure of delivering power to residences and businesses is still the responsibility of the local utilty.

healthy planetThe environment isn't in the news as much lately as it was a decade or more ago (except for the political fight over climate change), but many people want to do something to limit the production of greenhouse gases. Many feel at a loss as to how they can help, though, outside of buying a Prius or electric car. Here is a great and easy way to make a difference.

Think how a listing of a house describing how it is supplied with clean, renewable energy would tap into this unmet desire from homeowners who want to reduce their carbon footprint. My guess is that not many listings could make this claim. Your listing will stand out from the crowd.

Agents may want to switch to Viridian themselves so they can speak authoritatively about the company, how easy it is to switch, the clean energy it produces and the amount a homeowner saves by becoming a customer. The savings vary from state to state, but in Maryland for example, savings can be between 10 and 19 percent. In New Jersey, the savings are higher: as much as 35 percent.

There is no cost to switch. It can be done online and takes just a few minutes. Customers should have a copy of a their current bill so they can enter the account number to notify the local utility that will continue to service the bill. There are no credit checks and no contracts. You can switch back at any time.

A large caveat: Viridian is available only in states that have deregulated their electrical power system. Right now, this includes Maryland, New Jersey, Connecticut and parts of Pennsylvania. More states are coming online soon though, like Illinois and Massachusetts. And New York goes online Feb. 14, 2011. Happy Valentines' Day!
