Oregon Smoke Alarm Info - For Sellers & Buyers

One of the most common items found on home inspections in Oregon are the issue of out dated smoke alarms. In Oregon it is law that when a home transfers ownership all smoke alarms must meet the current code set forth by the State Fire Marshall.

 REALTORS® are the main source of enforcing this issue. Some, do not like being the strong arm of this, however I feel that I would rather protect my seller to be within compliance and my buyers to know they are a little safer.

The law is actually pretty simple, all smoke alarms must have a hush feature. The reason is - we saw too many fire related deaths due to smoke alarms that had been taken down when some one burnt the toast or bacon.

A hush feature allows you to silence the alarm without taking it down or taking out the battery. One of the biggest complaints of this law is that the a hardwired alarm must be replaced with a hardwired alarm. If your home has battery operated alarms - then they can be replaced with battery operated ones, but they must have a 10 year lithium battery.

Excellent information about an important safety feature Thesa!!!  I hadn't realized there were smoke alarms with hush features!!!

I want that hush feature I hate when the alarm goes off.  This feature really make sense, since less people will disable the alarm.  Thesa nice outside blog.

Thesa, I have a client that moved to CA and her house is on the market. We have been over to change the smoke alarms twice. I think when one goes they all start going. Her neighbor calls her to tell her it is beeping ?? I am going to check out the hush feature.

Thesa - great info and I love that you have more info by "clicking here" :-) Smoke alarms are important - even though at times those batteries can drive us crazy

Hi Thesa, here in Texas we have a new state law requiring disclosure of fire detection and safety devises.  It is good to see these safety precaustions being taken in our states.  One saved life is well worth the effort!

Thesa - I didn't know about a hush feature! I just quit cooking - but don't tell my husband they have these new smoke detectors - I'll be back on kitchen duty! :)

Before I start replying to any of these comments - I am in shock that so many people do not know about a hush feature and that more states are not demanding homeowners update.  I never realized just how far ahead we were here. 

Chris - they are great - a broom and a gentle push and you can burn the bacon - lol

Missy - you have to change the alarms or the batteries?  even hardwired alarms have a battery for back up.

Sandra - I am so amazed that this is not the norm.

Matt - I had no clue - I thought - oh well I had to deal with this today so I will write about it. wow amazing that it is unusual.

Cyndee - that is the glory of the alarms here - if they are battery operated they have a 10 year battery if they are hard wired then they can have any battery - mine need changing by the way.

Mana - I am amazed that more states are not the same.

Marchel - did you know smoke alarms are not fire detectors?  I was shocked by that one - technically a fire detector detects the change in temature - a smoke alarm is set off by smoke.... not heat - there are some that do both - I learned that one from a home inspector - we require smoke alarms - it is amazing many people do not know of hush features - makes me wonder why?

I didn't know that fire alarms had to be updated like that...thanks for the info! But if I was an agent I would definitely want my clients to have up to date alarms WITH fresh batteries too!
