Learn how to bid on a HUD Home:

Given that there are so many more HUD homes on the market now, There has been a lot of confusion about how to bid on a HUD home. Paul Herrick will do a quick training on "How to buy a HUD home" at Tuesday's team meeting.  Be there!

Do you want a record of all of your transactions for the year?

Logon to kw.com.  Click on Reports in the upper right.  Click on the Production folder and click on Associate Sales Transaction Detail.   This report will list out the date of each closing, the address, seller name, buyer name, days to close, sales price, commission, bonus, referral paid, concessions, GCI and 1099 income.

 eEdge is HUGE.

Hello all,

 We have been getting a lot of questions about eEdge - what is it? can you opt-out? how can KWRI increase the fees without asking?  The answers to most of your questions and more can be found by logging onto the Keller Williams Intranet (kw.com), go to the Resources tab and click on eedge.  KWRI did not arbitrarily raise your fees.  They went to every Region in the country and asked the ALCs from each Market Center to vote on whether or not to increase the monthly fee by $15.  The response was a resounding YES We want this awesome product.  Below are examples of the FAQs that are answered on the link:

 

What exactly is eEdge and what's the difference between eAgentC vs eEdge fee?
 eEdge represents the technology systems and tools that agents need to leverage their 80% of activities related to clients and transactions. The eEdge lead-to-close real estate business solution is the industry's first integrated technology of its kind. eEdge includes Lead Management, Contact Management, Marketing, and eTransactions, for a fee of $15/mo, starting in February 2011 when Phase 1 of the product will be released.

 The goal of eEdge is to help KW associates make more money with excellent lead management, contact management, marketing, and transaction solutions.  We leveraged economies of scale to provide every KW associate with tools from top quality vendors who have mastered their individual specialty areas.  And we have integrated our KW systems into theirs to create a lead, contact, marketing and transaction management system all into one solution to eliminate many of the inefficiencies in using multiple tools like redundant data entry, steep learning curve, missed leads and more.  This represents the industry's first integrated lead-to-close business solution.

eAgentC in addition to eEdge's client and transaction technology tools, eAgentC provides all additional technology systems used to run a business on a day-to-day basis. eAgentC technology tools include the myKW Intranet with educational, coaching, events, cultural, industry research, reporting, vendor relationships, and many other business resources, and the KW lead network which includes KW.com, market center websites, mobile.kw.com, agent websites, and KWLS listing syndication. The eAgentC (Consortium) fee remains at $10. It was not increased with the decision to go with eEdge.

 

Why add a fee now? Times are tough.
 Times are tough, and that's why this is so critical right now. We want to save you money with an efficient, cost-effective system through our collective bargaining power. And we want you to make more money with excellent lead management, contact management, marketing, and transaction solutions!

 

Is there an opt-out of eEdge for our Agents?
 eEdge follows the same model as eAgentC, it applies to everyone.

 

What is the average price if we were to go out and purchase all of these tools. What are the savings with eEdge?
To cover all functions provided by eEdge, you would pay approximately $314/month, and that would not include integration!

 

Are you just really raising the eAgentC fee?
No, this is an entirely new solution. You will still have eAgentC and its tools, like your website, email, etc.
eEdge is a game changer. Nothing like this exists in the industry. We are a company driven by agents for agents, so it makes sense that we would craft the solution tailored to agents!

 

Is this a profit center for Keller Williams International?
No, we will present a financial breakdown each year at the IALC business meeting during family reunion, just as we do with eAgentC, to demonstrate where the funds are being utilized.

 

What about training and support?
Training will be delivered from in many formats:

·         Online Webinars

·         KW Connect training courses

·         Family Reunion Sessions

·         Tech Coordinator Training

·         Approved eEdge trainers

·         Support will be expanded to provide real time support through KW

 

When can I begin using the new eEdge product?
Details are still being determined, but the major components of the system, i.e., CRM and Marketing Design Center, will be released as Phase 1 of the product at Family Reunion 2011, with eTransactions following throughout 2011.

Tentative Rollout Plan:
Beta Testing is underway (our pool of beta testers is at the maximum level at this time)
Family Reunion 2011: myContacts, myMarketing, and myLeads
April 2011:Outside lead input into lead manager; calendar; lead routing; eEdge market center websites
June 2011: Outlook Sync
Dec 2010 thru September 2011: Phased rollout of eTransaction per office

Short Sales info you need to know!!

Agents can no longer collect up-front short sale fees from owners nor can the short sale companies. There is a new ruling which governs collecting a fee for negotiating a short sale.  The link below will take you to the Federal Trades Commission website with the page about the ruling.  Once you are on the site, on the right hand side there is a box with several links one of which is the Federal Register which has the full ruling regarding this issue.  There is a stiff fine to those who collect a fee up front.  Please read and then proceed carefully on all your short sale transactions that you may be negotiating.
