SoCal Pool Builders has been receiving an above average number of requests for swimming pool renovations and remodels in the past six months. Owner, Kevin Clayton, stated that he believes it is partly due to the number of vacant and abandoned homes because of the high number of short sales and bank repossessions on the market. He has also seen the swimming pool equipment taken by the distressed owners desperate to raise cash or possibly it has been taken by vandals. They remove the swimming pool pumps, swimming pool filters, swimming pool motors and swimming pool heaters and sell them for scrap or used equipment depending on the condition of the swimming pool equipment.

 

Kevin Clayton is amazed when he walks into these situations, finding pools full of filthy water infested with algae and mosquito's. He has experienced seeing complete neglect on the part of previous owners and banks which exacerbates the problem. Unfortunately, if the algae is left in the water too long it can permanently stain the existing swimming pool plaster and necessitate the need to re-surface the swimming pool. This is a process that can cost the new home owner or investor thousand of dollars to remove the stained and damaged swimming pool plaster and replace it with new plaster.

Another problem Kevin Clayton has experienced is empty swimming pools. Two problems that can result from empty pools are:

  1. Safety: Many older swimming pools are 10-12 feet or deeper. If you can imagine, falling into a pool of that depth is like falling off a roof of a one-story house onto concrete.
  2. Pool Pop-Ups: Swimming pools are designed to hold water.... not to be empty. In areas with high water tables or after big storms swimming pools can actually become like a boat and start floating up. Even if a swimming pool moves a few inches up, swimming pool plumbing, electrical and other things attached to the swimming pool can be broken.  This can also cause damage to the swimming pool deck. Though rare, this is potentially a problem. In fact, most swimming pool companies will not guarantee a swimming pool that has been empty for more than ten days due to this problem. The weight of the water helps keep the swimming pool down and stable.

So Cal Pool Builders suggestions for vacant properties:

  1. Secure the backyard. Padlock gates and any access to the backyard and swimming pool area.
  2. Install battery operated door alarms on gates to scare away potential vandals.
  3. Keep the swimming pool full of water and hire a service to maintain the swimming pool.
  4. If electricity is not available to run the swimming pool pump, apply swimming pool shock as needed to minimize algae growth and mosquito infestation.
