The latest numbers still show a stable foreclosure level for Warren County.  Two additional weeks have been added, with both weekly additions in the twenties.  This is demonstrating a decent level of stability and considerably lower than the numbers last fall.   Hopefully these numbers are indicative that the worst of the foreclosures are currently past.  Returning this segment of the market to a lower level will help support prices starting to climb rather than being pulled down by high levels of homes being sold below past market values. We'll continue to track and report for you.

The chart details the number of scheduled sheriff's sales PLANNED by week for Warren County Ohio and represents a wide range of locations and price ranges throughout the county.  The numbers include builders and property rental owners being foreclosed, not just private individuals occupying the homes.  The data source is the Warren County Sheriff's website.

Excellent Warren County OH foreclosure list.  Gives prospective customers a quick snapshot of what the foreclosure market looks like and a link where they can obtain more information.  Then when they are ready to see a home they need to contact the Liz Spear Team!

Anita, Most of the homes WILL go to auction and typically bought back by the bank.  Approximately 2-3 months after the auction they'll be in MLS under the bank's agent for general sale.  We can help them once it hits that point, although SOME of the homes on the list will already be on the market as a possible short sale, and those we can readily take the buyers through.

Scott, Sometimes the builders/investors take a domino effect hit.  I've watched time and again the same names show up, a few for one week, then some more later until it's all gone.

Kathy, It certainly seems to be.  We'd be happy to see those numbers continue lower.
