OK. I am going to try not to over think this blog but, this is so important. Let me explain. My listings send out after every showing, a "feedback questionnaire". There is not much to it.

Mostly the obvious: *Did your buyer like this property?

                              *Is your buyer considering a second showing?

                              *Is the buyer considering making an offer? 
                            

                              *Did your buyer make an offer on another property?

                              *Comments.

Until recently, I thought most agents knows how these little pieces of information can be vital while listing a property. Well, not everyone think so.

When I visit a property with my clients, I do inform them that I will pass along some of their comments to the listing agent. No names. Just comments. And when I received those, I take the time to read, understand, put them into perspectives. Try to take a step back and be neutral. It helps tremendously when my client and I have to re-evaluate our price or negotiate an offer. That feedback also helps comparing with others. In fact, you know that this information is critical to your listings and clients!

So, why is there still agents not giving that precious feedback? Of course, we all filter the comments to our clients... (well, only those comments that needs some editing! ... you know who your client or youself are. lol)

There is also the agents that don't want feedback. Or, they say they do, but don't pay attention to them. Which are probably the ones that don't send those, in the first place.

Lydie, feedback is so important. Sellers need to know what potential buyers think about their home; the good, bad, and the ugly!

Lydie  - I'm like you with the automated feedback request.  I have a 98% success rate with agents but it always seems like the same agents ignoring me.  However, on the flip side, they are the first ones calling me demanding feedback sometimes within the hour!

When I show a property, I leave my card which says "thank you for allowing me to show your home.  Feedback will be provided to your Realtor upon request".   

I have had many Sellers call me directly after a few days because they've never heard from their Realtor.  I always tell them I would be happy to provide feedback to their agent if they call me!  (they never do!)
