If you live in a University town anywhere in the states, my guess is you find that housing around the campus is a premium, whether renting or purchasing.
In Eugene, Oregon, host town of the Fighting Ducks, and the University of Oregon, we experience this lack of housing just like the rest of the country. Enrollment at the University is at all time high, and this means students looking for housing need to look early and with vigor. The best rentals get snapped up rapidly, and the B, C and D quality housing soon follows suit.
With real estate sales starting to show more activity, it looks as though we may have weathered the worst of the downturn in that market and are starting to see an upturn in sales from both first time home buyers and investors. What does this have to do with Campus Housing? Well...it may be a good time to consider looking for a single family home, or a multi-family unit to purchase in close proximity to the University for your incoming student.
You may not find your housing right on the campus, but you will find that prices in the surrounding areas has come down enough to allow for purchases that might just pencil out as an investment to hold long term, or until your incoming Freshman has completed his or her schooling. Upon graduation you may elect to sell this income producer, but prudent investors may wish to keep it for a longer period.

Narrow it down to central campus and you will find your search will have a much smaller yield, and the prices may still be prohibitive.
