Even parents need to know when to BUTT OUT!

I've had a number of conversations recently with some would be first time home buyers.  Newbie home buyers are fun.  I love being able to teach them and guide them through the lending process.

What's been interesting lately is how much some of these newbies "think" they know of the whole "obtaining a mortgage" process. I've actually had a few folks challenge me...ok, no really....ARGUING with me in terms of what they would need to provide, documentation wise, during the application process.

Recently, a fella in his mid thirties responded to some of my requests with "well, that's not how my folks did it when they bought a house".  Based on our conversation, I believe his folks may have executed a Stated Income, or No-Doc loan.  This young gentleman who I spoke with was really annoyed that I would need tax returns from him.  He's in the same line of work that his father is in, and well, he just "assumed" that he could get the same type of financing.

I really feel kind of bad and feel like I'm giving them all this "bad" news, with regard to what I'm requesting.  While I'm sure his folks had the best of intentions for their son, obviously they aren't aware that number one, those "stated" deals don't exist, and that two, even fully documented transactions have become much more paper intensive.  Unfortunately, they set some expectations in their son's mind...expectations that can't be met.

This young fella left my office I believe a bit annoyed.  He just didn't like what I had to tell him and insisted "he knew better".

 

Parents always want what's best for their kids but I make a plea to well intentioned parents out there.....Teach your kids what you know and have experience with. 

 

Let the experts handle the other stuff.

Gentle hand holding is sometimes needed when you ask "well when was that?"  Because I did get a no-doc loan in 2002, but hey I know my kid can't do the same today.  Things have changed.  And in tis market, who wouldn't expect change.

You are right that things have sure changed!  Parents do mean well but they can get in the way.  Typically they will only pick apart and kill one house that their child wants, after that, the child decides that they might need their "approval" after all!  Best of luck to your new client and you!

@Tammy....so YOU'RE the one with the stated deal?  lol  And yes, gentle hand holding is often helpful.

You hit the nail on the head, Karen in that parents can often "get in the way".  I've found my hubby sharing information with friends or family with regard to mortgages that isn't even being close to accurate.  He's still reminiscent of when he bought his first house.  lol.  He gets a good rib jab from me. 

Doug, I hear ya on that! Don't know whether he'll be back or not.  We'll let some dust settle before I call him again.

Hey Karen,  Great post...to bad we can't get new home buyers to read it, though.  I'm sure when this buyer goes to his next mortgage lender, he'll be told the same thing.  Because you handled him in a professional manner, hopefully, he'll put his pride aside and come back to you, in the end. Thank you Debbie!  That's what I'm hoping for too.  He'll realize...."ok, what Karen told me I guess is true" and will either feel good that I was upfront with him from the beginning and come back....or, too embarrassed.  I'm hoping for the first scenario.  Thank you again for taking the time to read and post! Karen- oh no girl, not me.  You can bet I'd tell my daughter to call my local favorite loan officer.  I do the same with clients.  That's as much "lender" advice as I give.  In fact.... this week when someone said "how much wll my closing costs be?"  I told that client to call and get a GFE based on his credit and his purchase price from the lender.  I gave him my gal's number, and I explained she has great follow through after she takes the application.  So, while I did get a no-doc loan I'm certainly not telling anyone they can do it today.  In fact if I heard someone say they could... I'd likely giggle under my breath.  It's certainly a different enviorment out there and I have no idea how you keep with the constant changes.

Tammy. That's great you have such a great partnership with your preferred lender.  Teamwork...that's what it's all about now, isn't it!  And the changes seem to be coming at lightening speed.  There's absolutely no way I can remember all of it in my pea brain at every single moment.  Thank goodness for easy to navigate resources where I can "look up", when I'm in doubt.

Parents can really jack expectations out of whack in the home buying process.  Especially if they've been in one home a long time and start talking about how much they paid and what they got way back when.  Makes their kids feel terrible, like they are throwing money out the window.

Completely agree, Chris Ann!  Sometimes they just need to button their lips, as well meaning their intentions are.
