Rohnert Park Real Estate Market Report for January 2011
Rohnert Park, CA with a population of approximately 45,000 is located 50 miles North of San Francisco and 23 miles East of the Pacific Ocean. Rohnert Park is made up of "sections" which I affectionately refer to as Alphabet Soup. If you ask a resident of Rohnert Park where they live, don't be surprised if they say "In the 'M' section".
Every street name in the 'M' section begins with an 'M'. Every street name in the 'C' section begins with a 'C' and so on. It helps to find a neighborhood, but finding the street is another matter. Crazy as it may sound, it works.
The statistic that surprised me the most in this report is the median sold price for January 2011, which is down 33% from January of 2010. This is due to the fact that 16 out of the 29 Rohnert Park Home Sales were condos.

The median price of homes for sale in January 2011: $239,950 (-4% compared to January 2010)
The median price of homes sold in January 2011: $177,900 (-33% compared to January 2010)
New Properties by Month:
New properties listed in January 2011: 55 (+17% compared to January 2010)
Of these 55 new properties, 39 are distressed (71%)
Under Contract Properties by Month:
Properties that had an offer accepted during January 2011: 44 (+83% compared to January 2010)
Of these 44 properties, 33 are distressed (75%)
Sold Properties by Month:
Properties that closed during the month of January 2011: 29 (+4% from January 2010)
Of the 29 properties that closed, 20 were distressed (69%)
Average Days On Market was 93 days
For Sale Properties by Month:
Properties for sale in January 2011: 192 (+32% compared to January 2010 )
Of the 192 properties for sale, 137 are distressed (71%)
Average Days On Market is 112 days
