I enjoy looking thru various stores! In fact, while browsing in a furniture store a while back, something enlightened me as to why some home sellers seriously annoy prospective buyers thereby possibly delaying the sale of their home. Here is my story and please read to the end so that you will understand how to sell your home without frustrating your potential buyer and then perhaps delaying the sale of your home.

I decided to take a brief, momentary break in the middle of the day. I observed a furniture store I hadn’t been in before. It was in a prime location within an attractive shopping center. The store was housed in a beautiful building and possessed an easy to maneuver parking lot. The entrance was very appealing! I guess we could say, “This store had great curb appeal”. I pulled in, got out of the car and went inside. I no sooner walked in the door when a salesman came running up to me in an effort to beat all of the other visible sales staff and put his card in my hand. I explained, “I’m just browsing, I do not intend to buy today, I am only looking around!” His response was, “No problem” and so I proceeded to walk thru the store.

Actually, there was a problem though and it was huge in my eyes. Everywhere I walked in the store this salesman was one step behind me. Every sofa I sat on; every table that I examined for quality (you guessed it, I use to be in the furniture business); every chair I wanted to try out, this salesman was there! I felt I couldn’t breathe without him telling me how. I became so annoyed that I politely excused myself long before I really needed to go and then left, and have pretty much made a decision to never go back.

I’m only guessing, but I bet the above scenario wouldn’t really put you in the purchasing mood either. In fact, you’ve probably had similar experiences and can relate to how it feels. Remember I said, “Something enlightened me in the furniture store about sellers endeavoring to sell their house?” Here is a TRUTH that MUST NOT be ignored . . .

Your house can have excellent curb appeal, just like the store above. It can have all of the right positives working for it! You can have a sign in the front yard, excellent pictures on the MLS as well as other superb advertising! You can even have a fantastic Real Estate Agent representing you. Please remember though, if you (the sellers) are home when your house is being shown, it can be just as uncomfortable for your prospective buyers exploring your house when they feel they are being watched and you, the home sellers, are breathing down their neck as it would be for you or for me in the furniture store. Making buyers feel comfortable when looking for a home is absolutely essential. Buyers tend to have little interest in asking you questions about your property because they somehow know the answers you provide will certainly be biased at least to some extent! This is why you have hired a real estate professional to represent you thru the selling process. Who better than your agent to be the spokesperson for your home?

My suggestion is simple: Price your house to sell, make your house ready to show; bake some chocolate chip cookies for a pleasant aroma when your guests enter; and leave them with a note on your counter for you’re soon to be guests to enjoy. Then, get lost when your house is being shown and allow your Realtor® to do his/her job.

Excellent post.  I run into this with sellers using a limited service real estate company.  They are not paying for any guidance and certainly are not helping matters with their presence at the showings.

Definitely good advice.  Some sellers want to insist on being home during showings.  Not realizing that they are driving buyers away by doing this.

Last paragraph, just a few words, SAYS A WHOLE BUNCH!!!!!!!!!!!!!!!

That's the long and short of it. Every Seller should be told that truth in an unvarnished way. Leaving any room for error or misunderstanding could be the difference between success and failure.

No Agent/Broker wants to fail, never met any Seller or Buyer who wanted to fail, a simple tough love truth sets the stage for a win/win/won!!!!!

And not being at the showing, sellers, doesn't mean sitting in your car in the neighbor's driveway across the street.  LOL!  Have faith in the professionals you have hired to sell your property.

David, interesting views...personally, in the neck of woods I'm operating from,  I like the interaction with the seller, and all of those sellers who choose to stay during a home open, have had an 'induction'...usually I list and sell exclusive homes on the higher end of the market, and personally I have found it an inspiration when my old folks, in their 70's are with me...feedback from my buyers to 80% confirm this position...it is at end of the day,  teamwork...good luck

I HATE when furniture salesmen do this...so annoying and a total put off!!! Buying a home is a much bigger deal!! Let buyers look without pressure and then you can "sell" them once their interest is peaked!!

This is so true.  When I come into a home with my buyers and the sellers are there I introduce myself and the buyers and ask their name.  I then tell them to please have a seat, that I don't need them to show me the house, I will walk around with the buyers and call them if I have any questions.  "Is that alright with you?"  Most times they will say yes.
