30 Important Questions... The Expired Listings Survey

Why Do Homes Not Sell?

  1. Why did your listing or home not sell?

  2. What could have been done differently?

  3. Was the price incorrect? Was the price adjusted during the listing period? Was the home listed with the agent because they quoted the "highest price"?

  4. Was the home listing with the "listing agent" because the agent was
    "a friend"? If so did that make it easier or harder to work with that person?

  5. Had the "listing agent' sold many homes?

  6. Had the "listing agent" have negotiation training? What designations did the agent hold?

  7. What did the "listing agent" past customer think about that agents abilities? Would they use that agent again?

  8. Was the home listed because the agent offered the lowest commission? Or did that matter? Did the "listing agent" compare the relationship of "Price" to "Time to Sell".

  9. Was a market analyze prepared with "up to date information" at the listing presentation?

  10. Were market updates provided during the listing period?

  11. How long was the home listed?

  12. Did the agent hold an open house and invite the neighborhood?

  13. Was the listing adverted on the Internet or in print?

  14. Were there "flyers" available in the house and on the street? Were the flyers in Color?

  15. Was the house "staged"?

  16. Was there regular "feedback" from other agents given to the homeowner?

  17. Did the agent list and forget the home? Did they just wait for the home to sell by another agent?

  18. Was the newspaper classified used?

  19. What websites were used to advertise the listings?

  20. Was the agent "full time" or "part time"?

  21. Was the agent "experienced"?

  22. Was the agent with a real estate company known for selling homes? What is their market share in the community?

  23. Did the agent have paid staff to service the listing?

  24. Did the agent "prequalify" all prospective purchasers with an experience lender?

  25. Did the agent promote the home to other agents in their community?

  26. Did the agent explain "agency" on the initial meeting?

  27. Did the agent offer a "marketing" plan?

  28. Is the agent a "Broker"?

  29. Does the agent return phone calls in a timely manner?

  30. Does the agent offer a visual tour of the home?

 

Any ideas on this list? Did I cover all areas? What are your thoughts on "Expired" Listings?

Most importantly two items:  Price and Condition.  Without these, nothing else really matters in today's buyer's market.

Reading your list makes me feel that the main reason the listing didn't sell has something to do with the agent.  It has been my experience that the vast majority of listings that don't sell is because the seller is either greedy or uneducated and therefore the property is overpriced, period.

I have to agree with MARIE STORY, Broker Associate with some reservation( not all Real Estate agents are qualified). She couldn't have put it more clearly. One of the reasons, besides to soft lenders in 2004-05, we are in a bubble is because of greedy flippers, developers with dollars signs in front of their face and pure lack of knowledge.It is our responsibility to educate our clients.If they don't want to list at a true market value, move on. I still like the list but Mary and Barry make great crucial points.Why would I buy a home that is overpriced?

you have good Answers but in my market area (( Las Vegas )) it's mainly because you can get so much more by going to a new home builder, These new Developments are liquidating or at least trying to Liquidate any and all standing inventory by offering incentives like ( Closing cost, Free upgrades, Free appliances, no lot premiums, Pools, you name it they will offer it including up to 15 % commission for agents..

Well Kevin, in your market the seller's are going to have to bite the bullet and adjust their price to compete with the builder's or just take the house off the market.

Sellers, please understand that we, real estate agents, don't make a penny unless we sell your property.  You want to sell your property - guess what?  We want to sell it even more!  When we make suggestions, it's to help sell your property - listen.  You did your homework, you hired one of the best, highly regarded agents in your neighborhood, you hired her because she is the expert - so why don't you listen?  When we show you in black and white where your property needs to be listed at, what the other comparable properties are selling for  - why don't you listen?  Why do you feel your property is worth more than any other comparable property or that the "right" buyer just needs to come along?  So when your property has been shown to 37 Buyers in 6 months and it is still for sale, why do you now think you can sell it as a For Sale by Owner, or it's your agent's fault?  Bringing 37 Buyers to see your property wasn't good enough - she just didn't bring in the "right" Buyer.

Face The Facts - Your Property is OVERPRICED period.
