There are some awesome deals on homes and land in Franklin, NC and they certainly DO NOT HAVE TO BE A FORECLOSURE TO BE A GOOD DEAL! We do have those too but Banks are not messing around when they get an offer.
I think the REAL sellers are realizing that they have to come down to where the market really is to sell and they are doing it. If you are not serious then don't waste your time or a agent time listing. Let me take that back, a
good agent can't afford to waste their time and money on a over priced property if you are not willing to price it right from the start. It does not matter what you paid for it or the improvements you have done. What matters is, what is it worth TODAY?
Everyone knows the first few months of a listing if VERY IMPORTANT. The best thing to do is to price it right from the start and you will not have to hear "Well Mr. & Mrs. Seller I told you it was too high and now we have to lower the price". Should you have been priced right from the start a buyer may have been looking at it in that price range but if you were not they never even seen it and bought something else.
And for cripes sake if you get a cash offer that is close to what you are asking take it and RUN. Add up what you will be paying out for another year if you had to keep it on the market in hopes to get that last 5 thousand dollars? Is it really worth it?
