Now that I have your attention...wouldn't you be excited to hear this? How about a $1,000 gift card to your favorite grocery? Or a $1,000 shopping spree at the mall? I'd be tickled pink!

So tell me why some agents snub their nose at a prospect if they don't think the commission will meet their perceived worth? If I make $1,000 or even $500 commission I can be sure of one thing....it's more money than I had yesterday!!!

My office is in Sandusky, OH on the shores of Lake Erie.  Located in Erie County, home to about 80.000 people, we are predominantly rural. Therefore the agents in our local board. of roughly 500 members, tend to work multiple counties, because.....Honey, there just isn't enough business to go around! To be truthful, most of us work 5 counties, Erie, Huron, Ottawa, Sandusky, and Lorain Counties. Believe me when I tell you; I put a lot of miles on my car. So I am truly dumbfounded when I try to refer a CASH buyer looking in the $100,000 range to an agent in a larger Ohio city and I'm told that unless the buyer is looking to buy at $250,000 or higher, they are not interested. Why? Because the community the buyer is looking to buy is a 20-25 min. drive for that agent. Are you serious?! I know 100's of people that spend more time than that getting to work each day. I tried other agents, but they weren't responsive, or tried to show the buyer houses that didn't even come close to meeting their criteria, etc. So now I'm driving over 2 hours to accommodate a buyer. Make that 6 counties I work in!!!!

CASH buyer, folks! I'd never turn down a CASH buyer. And I'd bust my butt to find the right home and make a quick sale.

A sale, is a sale, is a sale. Buyers are not a dime a dozen these days. It's not all about the commission, people. One good deed often brings about another. Represent your people well and good things will come to you.

Jamie - It's truly amazing isn't it!!!  We are in a very rural area and our market is mainly second/vacation homes.  Sometimes we work with buyers for a couple of YEARS (yes that's NOT a misprint) before they buy.  Shopping and looking each time they visit the area until they find just the right place.

We don't write them off because they didn't buy this trip but instead continue to call, email and write notes until the either buy or die!!!

Every sale is a sale and it doesn't matter what is on each check - it matters what the 1099 says at the end of the year!!

Bill & Cyndi - GREED is an evil thing. You probably know as well as I, a happy customer after a closed transaction is going to let everyone know who their agent was. Business will grow from that. Thanks for your comment!

LOL  in our market these days....a $100k transaction is a gold mine!   I work with far more that are a lot less!     In fact for the past 2 days I have spent 3 hours each day with a cash buyer...we looked at home from $19 k-80k....they will be buying and I didn't think it was time wasted!    I am with you ...a deal is a deal is a deal!   I am thankful for all the clients I have!!!
I still can't believe that an agent would turn down a cash client without even meeting them!   Must be nice! !!!

Deborah - I hear ya sista! The average sale price of homes in the city of Sandusky...where my office is located, is less than $76,000. Imagine where I'd be if I refused buyers that were at $100,000 or less! I'd be job hunting!

I can't believe anyone in Sandusky would flat out turn down an offer of close to 90% of asking price. Five months on the market should make them interested in talking to anyone who is making an offer.

Thanks for your comment, Debra! In this housing market, it doesn't make sense to me to be selective!

Have a great week!
