2010 Triangle real estate sales numbers showed improvement!

In the Chapel Hill/Carrboro market, sales volume and sales prices BOTH WERE UP in 2010 from 2009.  Total dollar volume of sales was up 2.7%.  Median sales price was up 3.8% while the average sales price was up just slightly over last year.  The stats are all courtesy of Triangle MLS.

With sales volumes and prices stabilizing, this likely means the worst is behind us.  We expect 2011 to improve from 2010 in our market.

In the Triangle as a whole, Raleigh-Durham-Chapel Hill and surrounding areas, sales were down slightly while prices UP in 2010.  Total dollar of sales decreased 4.2% in 2010 from 2009. However, median sales price was up 4.1% and average sales price was up 2.7%.

These numbers may be different than headlines you are reading nationally or in other markets.  Remember, real estate values vary from market to market.  Our market was one of the last markets to slow down and will likely be one of the first markets to pick back up.  Our market tends to have good underlying economic fundamentals - including population growth and job growth.
