Homebuyers looking for real estate in and around Springfield, Mo are beginning to see all the great priced homes sell out from under them. Finding the right home is very important, I understand. And buyers must take home buying very seriously. 
But after looking for months, when buyer's see the perfect home, it's not a secret........Other buyers are looking as well and recognize a great deal when they see it and jump.
The Greater Springfield Mo real estate market is always changing. In December 2010, inventory was up compared to December 2009. The number of active listings on the market in December 2010 was 4607 compared to 4505 in 2009.
Adding to that, I checked the number of sales in December 2010 and there was 384 compared to 414 sales in December 2009.
What does this means to buyers looking for real estate in Springfield Mo and surrounding areas? All the good buys sell first, leaving inventory that is overpriced.
Here's some tips to help you write an offer:
- If you have looked for several weeks, you know a good deal when you see it. Be prepared to write the offer ASAP. You do not want to be competing against another offer.
- Have your agent send you new listings daily and be prepared to look immediately.
- Make sure your interest rate is locked in. We don't want any surprises when you close.
- Prequalify for your mortage and keep your approval letter up to date.
This may still be a buyer's market in Springfield Missouri and good buys may still come on the market, however, interest rates are inching back up. Waiting may increase your payments and ability to buy.
