When people make comments to me about the current market conditions, I smile and tell them that I nevermind the little things ;-) I'm always thinking positive and trying my best not to let anyone or anything define my success in whatever it is that I choose to do. I always think from a mindset of "Well there's closings everyday, people making the decision to buy a home everyday, people making the decision to sell their homes everday, and most importantly, there's closings everday." In any market, no matter what the condition is "suppose" to be, there's always people who manage to survive and greater. With this being said, I think the law of attraction reared it's beautiful little head yesterday when I read the front page of the Philadelphia Inquirer "What's Your Home Worth" was the title of the article.
Just as I had been telling myself for months, the market is not dead. The home prices are showing to be stable and rising and NOT falling as some would believe. Philadelphia and surrounding areas have not been affected by the massive foreclosures that have been flooding the news, in fact we're not even on the top ten list. Homes ARE still selling. We are NOT bad off. Yes, homes are staying on the market 13 days longer than last year (66 days vs. 53) but they're still selling and this even depends on the neighborhood. I recently had a listing that sold before I could put a sign up. Buyers are loving the Germantown, Mt. Airy, and West Oak Lane sections of Philadlephia. Buyers are also loving Delaware County. Sellers in Upper Darby in particular should be really happy. Indecisive buyers should know that they are competiting with other buyers in these areas. I had two indecisive buyers for both areas who snoozed and lost in both areas multiple times. If a market is so bad, why do my buyers have to make their decisions so quickly because if they dont, they house they fell in love with today will be gone tomorrow? I recenlty had this happen a couple times. The homes were litterly there today and were gone the next. I love my thoughts, they always prove me right.
