This blog dovetails on my post yesterday about Neptune Beach, and I had previously posted about Jacksonville Beach months of inventory.
Atlantic Beach is a larger market than Neptune Beach, and has a mix of condos, townhomes and single family homes (Neptune Beach does not have any condo inventory, and a much smaller density of townhomes).
I've bolded the months with the lowest inventory levels, and again, this is a micro market snapshot, as Atlantic Beach is a 20 minute drive to Jacksonville, FL, and many commute into Jacksonville to work.

The months with the lowest inventory levels are July 2009, August 2010, September 2010, November 2010. Atlantic Beach has a more stable housing market than Neptune Beach, based on the different kinds of housing available. In August 2010, Atlantic Beach was at 6 months of inventory, and I believe that was less than the overall Jacksonville area. In January 2011 Atlantic Beach mirrors the months of inventory Jacksonville has at 14.
