Princeville Kauai condo (and house) + short sale update for the week of Feb 13th to Feb 19th

Aloha,

I'm reporting this week from Scottsdale, having first traveled to Yuma (yes, I deliberately went there) with my hubby for his business and then to my current location where we've enjoyed the Scottsdale Arabian Horse show. If you've never been involved with horses, especially horses at the "top of their game" let me tell you, some of them cost more than a house - a very nice house.

Even the concession area can be pricey as there are furs, leathers, life sized bronze horse sculptures, and "blinged out" handbags, belts, jackets, jeans and everything else imaginable for sale. We're having a great time and are enjoying seeing the beautiful horses. Anyhow, I digress....on to your weekly update:

Ali'i Kai 13A is our first new priced at $319K. This unit last sold in 10/98 for $124K and was previously listed from 9/10 to 11/10 for $350K when it was withdrawn. Villas of Kamali'i 59 is on the market priced at $695K after selling for $586K in 4/04. This unit was previously listed from 8/09 to 1/11, starting at $759K and reducing to $699K by the time it expired.

Paniolo 211 went into escrow while priced at $335K. This unit sold for $300K in 11/09. Short sale Nihilani 32A found a buyer while listed for $449K. This unit sold from the developer for $985K in 3/06.

Short sale Villas of Kamali'i 12 closed at $525K while listed for $550K. The last sale of this unit was in 6/05 for $750K.

As for price changes: Villas on the Prince 30 is still trying to find a buyer. This short sale sold for $565K in 3/04 and reduced this week from $555K to $529K. Cliffs 2305 continues with its small weekly reductions going from $321,500 to $318K. Hanalei Bay Villas 1 reduced from $410K to $383,400. The last sale of this unit was in 6/05 for $700K after which it was foreclosed on by the bank in 4/10. I never thought I would see a Hanalei Bay Villas at this price! Sealodge G4 was purchased for $385K in 11/03 and reduced from $399,400 to $396,700. It is not a short sale.

Short sale Nihilani 5B sold for $710,405 in 12/06 and was reduced from $499K to $399,999 this week. Ali'i Kai 6103 sold for $710K in 4/05 and went from $599K to $450K as a short sale. Villas of Kamali'i 18 went from $749,900 to $699,900 and last sold for $630K in 1/04. Hanalei Bay Resort 9123/24 was last purchased for $304,800 in 6/04 and reduced from $985K to $930K. Pu'u Po'a 107, which sold for $1,902,500 in 4/06, went from $1.295M to $1.195M. Now on to your Princeville home update:
