PA Broker's Exam...............

A week and a half ago I completed the final course I needed to be eligible to sit for the PA Broker's Exam.

A classmate was kind enough to send me a link to a "cram study program" to prepare for the exam.

I've taken several sample tests and do OK but there are certain questions that I keep getting wrong.

For example: one question presented the scenario of listing a house, another agent brings an acceptable offer, but then the earnest money check bounces.............

There were four answers to choose from. I chose "to call the buyer's agent to get to the bottom of the situation. The correct answer was to call the seller and inform them of the situation first........

Although I certainly agree with instant disclosure, it seems to me that checking with the other agent in case of some minor snafu makes sense and might well avoid a lot of angst, especially if an honest mistake was made.

Indeed, I once had an earnest money check bounce and, as it turned out, the buyer simply wrote the check out of the wrong account ant the problem was solved instantly, good check in hand......

I called the buyer's agent first and then called my seller.........By the time I hung-up with my seller, the problem was solved............... 

Certainly our job is to protect our clients, but I believe it is also important to put fires out rather than pouring gasoline on them............
