During periods of economic growth, when home values are typically just going up, most homeowners do not question appraisals much.

And in times of turmoil when property values are declining, home sellers and even listing agents quite often question and pick apart appraisals.

However, the actual appraisal process changed very little over the course of the housing boom and bust cycle American homeowners witnessed between 2001 - 2009.

Yes I agree, but we need to remember, an appraiser never determines the value, only estimates it, and the sales comparables choosen, and how  or what adjustments are made, and their actual personal knowledge in that neighborhood will make a difference in the outcome of a value. There will always be some appraiser's more conservative than others.

Chris, great blog. It is difficult to convince property owners that not all home improvements result in higher selling price. Thank you for providing us with great points we can use with with sellers.
