The Wellesley MA 02482 market has become more active in this last week with many houses coming on the market and a good number of solds. Let’s get to the numbers
ACTIVE listings in the last month 112 This is a lot of choice for the buyers.
Average List Price (LP) is $2,072,139. The prices ranged from a low of $399,000 to $7,995,000.
The Average Days on Market (DOM) is 215.70. That is a lot of days on average, but keep in mind averages are just that so your home could be more or less. Under Agreement (UAG)
This month past there are now 15 homes under agreement with a shorter DOM of 169.2. Since these homes are only under agreement and not sold we can only get the LP and that is $1,457,053.
There were only 12 homes sold in the last 30 days. Their DOM is 143.17 which is better than Actives and UAG. The average list price (LP) was $984,992 with the average sale price(SP) of $920,599. This means that people were getting 93% of what they were asking for as an LP.
I think it should be noted that the houses Sold and those Under Agreement are less expensive than those sold and were on the market a shorter period of time.
