Feedback Requests After Showing a Property

One of my pet peeves in real estate is when I send out a request to the agent who showed my property asking for feedback on the showing AND THEY DON'T RESPOND.  There are only 5 questions on the survey and it is a simple process, just click on a radio button from a multiple choice question... Simple, and takes about 20 seconds tops to complete.  Then click the send button back to me.

I know there are several conflicting viewpoints on this issue.... but I feel it is important to respond.  Whenever I get a request, whether by email or a page to call the agent with feedback... I always do so, whether it is positive or negative feedback... I feel it is important for the seller to know how other agents, and perspective Buyers view their home.  I provide both positive and negative feedback if it warrants it...

SELLERS WANT TO KNOW what others think about their home....and despite my sending out an email request, followed by another more personal email request asking that they please take the time to respond... still no response....

I sometimes even page the agent to call me... and no response.

I think ignoring a request is simply rude and very unprofessional... I know we are all busy, but NOT THAT BUSY!.  Even if you don't think it is important. The listing agent apprecites feedback they can pass on to their Sellers. It helps the listing agent as the feedback is coming directly from other agents, with honest opinions... whether it be a price reduction, or that the house needs to be de-cluttered, or painted.. or whatever the issues. 

Although we put forth our best efforts as listing agents  and make our recommendations to the Sellers on ways to prepare their home for the market...sometimes they simply don't listen to us... Sometimes, they have to hear it from others before they actually take action.... they always think the listing agent wants to lower the price for a fast sale...despite reviewing the recent sales in the neighbourhood.... Sellers always think their home is worth more!!

Ultimately this feedback can help the Seller understand, make the necessary changes, and sell the home quicker... Its a win, win situation for all!  Whenver I do receive a response from my email request, I print it off and show it to the Seller so they can see it is not coming from me, but rather an unbiased opinion from another agent, and his/her clients.

Agents, please extend professional courtesies to your colleagues when asked for feedback.... It helps us all in the end.

I agree completely that if the agent requests feedback, you should give feedback and not ignore it. I don't send emails when I request feedback on a showing. I always call the agent directly who has shown the property. Feedback is always good, but I don't provide feedback on a property I have shown unless I hear from the listing agent.

I would be interested in seeing your form you email. If it is that simple to respond, I can't imagine why anyone wouldn't do it. Thanks for sharing! :)

I don't give feedback on showings... Most of the time the Seller will be told what I tell the Listing Agent... Most of the time this is a direct disadvantage to a buyer if they are in the least bit interested in making an offer. I have no problem telling the Listing Agent if there is a problem, or if my buyer has no interest... but not otherwise...

Just my opinion...

Hi Jim... the request is sent out automatically from my office after each showing.... I don't have a copy handy, but they are very straighforward questions.... only 5 of them...I can't understand why agents don't respond to a simple request.  Then the Sellers are asking me why I'm not getting any feedback.. and then, although I try to contact the agent a minimum of 3 times... without a response, I give up and relay that to my Sellers...They are not very impressed with the apparent unprofessionalism of some agents...

Gloria: It is not really in the buyers advantage for the agent to be giving feedback and that is why many agents don't. It isn't a courtesy issue so mauch as it is a fiduciary one. I for one am happy with the feedback I get and just have to let some slide.

Yes, that is often the case that agents don't supply feedback when asked to; I follow up with a phone call.

If my client is interested in a home, I don't provide feedback.

Why would I tell a listing agent anything about what my client is thinking and possibly compromise that buyer's negotiating position? My obligation as an exclusive buyer agent is to my client, and my client only. Period.

Even if my buyer isn't interested, I am only going to provide very general feedback, i.e., the layout didn't work for the buyers. If my buyer shows any interest, then I generally do not provide feedback, unless I think it might actually help with a future negotiation.

Some other real estate agents believe it is about cooperation between agents, and think that is a reason to provide feedback. Although, I think we all should act professionally towards each other and be courteous, I have a fiduciary responsibility to do what is best for my buyer, and I just don't see how providing feedback to a listing agent helps my buyer who may want to make an offer.

My only goal is to get my client the best price and terms possible.
