In Arizona, Real Estate laws work for Buyers! You can employ a Buyer Broker to work exclusively on your behalf. This representation is at no cost to you; and you can still expect to get the same price on a home as you would if working alone! So why tough it out alone, when you can work with an expert?

Here's how to get the most out of your Buyer Broker.

Set up a face-to-face meeting with your agent before you see any homes. Be straightforward and ask them about their past experience, years in business, and specializations.

Talk about your expectations of a Buyer Broker. Be sure to discuss availability (how often you expect to meet and see homes). Tell them the typical days/hours you are available to see properties. If they are ever unavailable, is there someone else you can call with a concern? Ask the agent about the expectations they have of you as a Buyer.  It's important for both parties to feel that the expectations set can be met in full.
If you are comfortable with their responses, let them know you'd like them to represent you in your search.

Now the fun part!
Tell your agent what you are looking for in a home. Be as specific as possible.  Talk to your agent about the important aspects of your next home. Be realistic on what you need vs. what you would like to have. But also share any quirky details you'd like in the perfect home. Quality agents genuinely enjoy making their clients happy. It's a bit of a treasure hunt for us!

Your agent will give you some guidelines to follow when driving neighborhoods, or visiting model homes, to protect your interests. Be loyal to your agent so long as they are meeting the expectations you addressed in the initial meeting.

You should be given a Buyer Advisory and a sample Real Estate contract.  This information will help you feel more confident, and know what to expect when it comes time to write that offer. Looking for a home can be fun!
