Terra Moda Developments is building 18 town homes in downtown Toronto in the Beaches area.

Advantage Staging was called in to design the model home to appeal to the young professionals that live in the area.

Arriving on site, I found a typical construction scene. Dust, brown paper on the floor to protect it and construction material.

This is what the master bedroom looked like when I arrived.

It was almost identical to the bedroom next door, but this one had a more sophisticated feel to it. When I enter a room, I get a vision of how it should look. Can't explain it, but it happens almost instantly every time I am asked to design a vacant space.

I knew that the target market was young professionals who were educated and travelled alot. They would have stayed in some trendy hotels while travelling so I knew this master bedroom had to evoke a feeling of being somewhere special.

All I did was visit the manufacturer where I get my custom linens made. I was lucky to be able to purchase a new line of bedding that was not available to the public for another two months. The company made custom drapery for me in two days to complete the look in the room. The colours in the bedding are among the top hot trend colours for the year. I call this the Peacock Room.

Investment, minimal.

The final look is one that the buyers are responding to very well. Vesna Kolenc from Remax Premier is the listing agent on this site for Terra Moda Developments. On the opening day for the launch of the site, she had very favourable reviews on the look in the model home from the buyers. Seems we have a hit on our hands!

HI Kathy, I don't know what it is, maybe this long snowy winter, but I am just loving all the colour around this year. I went to a couple of furniture launches and they are even making pink sofas and turquoise ottomans! It's like a colour riot of happiness. Thought I would get on the happy train and venture away from staging neutral.

HI Kathy B., it's hard to explain to people but we really do just get a vision of what a place might look like. This bedroom was directly next door to an identical room. But this one felt different to me. It faced the same direction, the only difference was this room had an ensuite.

HI Janet, I agree with you on the architecture feature in the window area. My main goal was to highlight that and keep the drapery off the actual window to make the wall look extra wide.

Hi Maureen, The energy in this room is glorious. I have stayed in trendy hotels with this modern look that has the ability to make you feel right at home.

Hi Kathy, Thank you for the feature on this room, it's great to see colour and pattern being rewarded in the staging industry. One important thing to do when using colour and pattern is to have a professional photogrpaher. It makes all the difference with the final look of the images on line and in print. I took these photos with an HD camera but you should see the photogrpahers. Will post those as soon as I can.

Hi Sam, thanks for stopping in to see this model home. Buyers are actually loving it and asking for the bedding to go with their purchase of  a home. Marketing at it's best! We have hit a chord with the target market and they can see themselves living in this home built by Terra Moda.

Hi Kimo, ah yes.... these window treatments truly were a guilty pleasure/treasure. I went outside my typical staging acumen with the decision to use this fabric selection. My business as taken a  turn in the direction of design and this is the result. Absolutely fabulous response from the people buying the townhomes.

As you say, stagers really try to appeal to the widest range of buyers. In this pocket of the city, it really is a particular market that moves in to this location. That was the reasoning behind the design/staging work here.  I appreciate your comments as it seems  that staging is taking a turn in the look and feel that is presented to buyers. Have you seen this happening in your area as well?

In my experience the two most important factors when determining how to approach a design project is the location and demographic. Larger cities tend to have sections that attract certain kinds of people for different reasons. These areas are not meant for everyone and the design aesthetic should naturally reflect the specific tastes of the demographic. The wealthier the demographic, the more money in the budget, the better quality of design materials. The question is which do you prefer? Volume, cookie cutter staging or Turn-key target marketing design. What you have done here is merchandising. All merchandisers utilize staging but very few stagers merchandise because it is antithetical to their ethos of broad buyer appeal.

Very well expressed Kimo. I find that I have become more of a merchandiser as I have had the opportunity to work with new home builders much more this past year. Seems I have been able to identify and meet the client base expectations as we are getting very positive feedback. 

I had never done model homes until last year and won two design awards with the first two and one for designing a sales and decor centre. I love both aspects of the staging business as one allow you to experience immediate success with the sale of a property while the other allows you the freedom to create something tangible from the construction stage to finished product.

Hi Leslie, that chair was the first piece of furniture that I found for inspiration in this work for the model home. Something about the graceful lines and the recline in the chair made me think elegant and sophisticated was the way to go. 

I appreciate the comments from Kimo as well. I am taking my staging business to a new level and am eager to continue these discussions.
