The importance of Comps

I get calls each week from people starting their search for real estate and many spend allot of time doing their research but sometimes not doing it correctly. Many will spend more time on what is under contract rather than looking at what is actually still available. So many get caught up in the ( well that one sold for x amount 6 months ago so I should structure my offer on that) WRONG !!!

 

Recent comps is what you should be looking at. A Realtor should provide you with RECENT sales and RECENT pending, and CURRENT available properties. The more homes there are for sale just like supply in demand the lower the price. In our area right now there are less homes on the market then there were 4 months ago so supply and demand is KEY.

Please when making a decision to purchase or start shopping I cannot stress enough the importance of looking at all RECENT activity and making sure you have a reliable hard working Realtor on your side.

Great input. Don't forget the EXPIRED's. My experience has always been that those are all priced in the range the seller is thinking. UNTIL, they speak to a real professional.
