Setting the Highest and Best mind set after a horrific Real Estate Plummet over the last 3 or 4 years is difficult for many to grasp. The problem is today is not yesterday nor will it be the same tomorrow.  :)

You can't live in what has sold yesterday you have to go with the flow of what is happening now. If a property is listed right it will sell in today's market here in Florida. In many cases that will bring a situation that many buyers are being faced with right now which is HIGHEST AND BEST. Many can't  understand how this is legal or fair. Well the banks can essentially do what they want. LOL They have in the past and will do again.

I had a client that I have worked with in the past on another deal and he is currently looking again to purchase another property with me. They are great people. It came immediately to highest and best and I said word for word...

Matt be prepared to make your highest and best offer as there are no second chances. Make sure the offer your putting in is the top your willing to give and the top your willing to offer and lose. He stated he was ready and we put in an offer. 2 days have passed and he came to me today asking if he could revise his offer. My statement to him was I am sorry but you can't. The time frame has passed and now all we can do is wait. I explained how it is not fair to other people who have offered to be held to a time frame and you not held to that same standard. Being the great guy he is he understood but somewhere in his brain he thought he may have a shot. I know many of you are dealing with this exact same thing time and time again even though you say MAKE THIS YOUR BEST SHOT as there are NO MORE SHOTS.....

 

So now we sit and wait, watch, and hope.

If not in his eyes there will always be another one... or will there be :)
