I’ve said it before, and I’ll say it again. In this real estate market – it takes more than just sticking a sign in the front yard to sell a house. Luckily, I’m not above throwing on an old Illinois T-shirt and a comfy pair of jeans and getting to work.
3 Canna Drive in Collinsville, IL is a GREAT house. The house sits on half an acre, on the bluff, with a pretty amazing view of the St. Louis skyline. It’s a brick house – with some updates. There are three bedrooms on the main floor - and the master has a ¾ bath. The lower level has a family room, bonus room, and an additional kitchen. And, there’s a built-in 2-car garage.
But… some buyers just couldn’t quite picture themselves in that house…
The sellers had started packing their stuff preparing for a move… and some of the rooms were a little bare.
The living room was painted a very current, nice teal color… but it didn’t photograph well – and quite honestly – teal just isn’t for everyone.
There were some light fixtures in place when they bought the house that they just never had a real need to change…
But- with so many houses on the market right now competing for the attention of the few active (and qualified) buyers out there… I suggested we go ahead and make a few changes. With busy work schedules and two-year old twin boys – I knew they would need some help completing my list of suggestions. So, I helped with the paint color selections and picked out a few light fixtures. They called some friends and family; and I put on my work clothes and we had ourselves a nice little makeover.
The lower level kitchen – while an amazing asset – left some people scratching their heads. What to do with an extra kitchen when it’s not Thanksgiving, Christmas, or Super Bowl Sunday??? How about a craft/hobby room?!?! Perfect for painting/staining/gluing - and easy clean up. What about candle making, soap making, Shrinky-Dinks, etc. that require a stove or oven. Who wants to put those chemicals in the same oven they use to heat up their dinner?
We basically played, “Designed to Sell” from the ever popular HGTV… We had a budget, made a plan, defined the space – and now the house is show ready. (Oh yeah – in true “Designed to Sell” style - there’s an upcoming OPEN HOUSE to show off all our hard work.) Buyers shouldn’t have any trouble picturing themselves in this freshly painted, fully furnished house. No more empty rooms – no more teal walls – no more green and gold light fixtures. The house is nice, clean, and neutral – ready for a new owner to move right in.
The open house is scheduled for this coming Sunday (February 27th) from 1-3pm.
