A lot of agents are a bit timid when they are meeting a buyer for the first time to ask for their qualifications / funds / pre approval...

Especially when you have somebody who is looking upwards of 800K. When they say they have that kind of cash, who are we to doubt that? The air of lots of cash can be intimidating. BUT that is the job of the buyer's agent. Especially in this market, with tons of crooks out there, be extra careful.

A decent and honest buyer who really has the funds will not only understand that but have the proof ready. That said this only will be presented and used when there is an offer being made and the client needs to know that they can trust their agent not to brag in the next pub about their million dollar client, who that is and where his money is parked.

With the client who needs financing: a current pre approval is paramount and these days I would probably call the bank and make sure there is no caveat the buyer did not understand. Without that pre approval I would probably not even start looking, too many deals fall through because of lack of financing and since we looking at very different market conditions starting right now with Fannie and Freddie being phased out this will only get worse.

People do not neccesarily like talking about their finances with strangers (and that is what an agent initially is). Neutralizing this talk and making a completely matter of fact professional approach always works. As much as the search and finding a home is emotions, emotions, emotions, the preparation for this are facts, facts, facts!
