15 STEPS TO SELLING YOUR HOME

Sellers often ask what steps will be required once they decide to sell their home.

For the Mid-San Francisco Peninsula, here are steps that I take them through:

  • Define your goals, wants, needs and expectations. 
  • Conduct Pre-Listing Inspections.
    1. General Property Inspection
    2. Pest Inspection
    3. AND, if needed - Roof - Fireplace/Chimney - Foundation - Air Conditioning/Heating - Pool/Spa, etc.
    4. I highly recommend that we have inspections performed prior to placing the property For Sale. This will allow us to either make the necessary repairs in advance, or to be prepared to negotiate with potential buyers on the cost of those repairs. Inspections and potential repairs are the number one reason sales don't close.
    5. Assist you in completing the appropriate, required Seller Disclosures.
  • Order Natural Hazard and Geological Reports
  • Open Pre-Listing Escrow with Title/Escrow Company
    1. Order Preliminary Title Report
  • Order Homeowners Association Documents(HOA) if applicable.
  • Prepare your property so that it is in top-selling condition.
    1. Conduct Staging Consultation
    2. Implement recommendations
    3. Most of us don't keep our homes in top-selling condition.  I will work with you to help you see things from a buyer's point of view.  I will consult with you on what to repair, replace or remove so that your home makes a GREAT first impression.
  • Determine the best price for what's going on in the market right now. 
    • We assess the current state of the market and what comparable homes are actually selling for by reviewing a Comparative Market Analysis (CMA) on your home.  That way, we can objectively determine its fair market value and price it right.
  • Schedule Professional Photographer to Photograph your Home
  • Implement my Proven Marketing Plan 
  • Show your property.
    1. Open Houses - Broker Tours - Private Buyer Showings - etc. 
  • Receive offer(s).  
    1. When a buyer decides to buy your home, an offer will be presented.  Using my "Considerations of a Strong Offer" checklist, I will advise you on the offer and whether the buyer is qualified to purchase your home.
  • Negotiate to sell. 
    1. Most offers require some level of negotiation.  We will work together to decide your parameter and I will negotiate on your behalf.
  • Facilitate Buyers Appraisal and Inspection(s).
    1. Once you have accepted an offer, I will work with the buyer's agent to coordinate an appraisal and inspection.  If the buyer requires that certain repairs be made on your home, I will continue to negotiate on your behalf and recommend vendors so we move successfully from contract to closing.
  • Prepare for closing.
    1. Throughout the entire closing period, I will be in contact with the title company and the buyer's agent to ensure that all the necessary forms and documents have been prepared.  I will meet with you to review the closing documents and let you know what additional forms and information you need to bring to the Title/Escrow signing. I will also inform you of when payoff has been ordered from your lender. When this is done, your loans and lines of credit (HELOC) will be frozen and no longer accessible to you.
  • Close! 
    1. After you have signed the final loan documents and transfer paperwork at the Title/Escrow company, you can begin preparing for your move. The Title/Escrow Company will provide any additional information to the Lender to satisfy their last minute conditions. After the conditions are met, the loan will fund. The Title /Escrow Company will then record the transfer of ownership at the County Recorder's Office for the following day. As soon as the transfer is recorded, you own the home. I will be following this process and communicating to you along the way.
