Chelan and Okanogan Home Inspection- So I just had a Home Inspection.

You found your dream home and made the offer. You have performed due diligence and hire a professional home inspection. You now have purchased the home and there are items from the inspection report or upgrades that you need to address.

Fix this house

This may include electrical, plumbing, HVAC, structural work, a new deck, and other work to be performed (painting and cleaning). Who do you call?

As a home inspection professional I want my clients to be informed. Some of that information will be a team of other honest, conscience trades persons and contractors.

Contractor

I can provide my clients a list of professionals (usually more than one per trade) that can help with some of these issues. I have no other connection to them other than they are true professionals and you may want to included them in your evaluation process. (these are people I would hire)

All qualified professionals-contractors conducting any improvements and/or repairs should provide written documentation in the form of a third party agreement, work order, or detailed invoice and preferably a warranty on their work.

I always recommend having several contractors evaluate and bid on a project. You should interview each contractor.

As a consumer you should make sure a contractor is registered, actively licensed, with a bond and insurance.  Electricians, plumbers or manufactured home installers need to be certified (licensed) in Washington. Find out how long they have been licensed. Do they have any lawsuits against their contractors bond (construction only) or have been cited for violations of the various construction laws?

Check out their credit report. Do they owe someone (suppliers etc...) and are going to take your down payment and pay off some of their debt? If they walk what will you have?

Look for warning signs- cant verify credentials, special price today only, only accepts cash, pay in their name only, large down payment, ask you to get the permit and of course an offer that seems too good to be true.

Make Plans

 

If you are providing money for products such as plumbing fixtures, lighting or any other material do not release those funds till the products are on your site. And never pay the final amount till the job is completed as bid to your satisfaction.

As always you usually get what you pay for so be prepared to pay a fair price for any project.

Good informative post. I hate it when people "move in" in their minds prior to the inspection. Sometimes their hopes and dreams are dashed.
