Pricing is always an issue but the bottom line is each listing has to be priced accurately on it's own merits. What works in one neighborhood, or for one type of property, is not necessarily going to work for another. I have one listing that has so much competition that in order to get buyers in the door to even look at it, it had to be priced in order to entice. When taking the listing I explained to my seller that even though we were priced competitively from the start, that there was a probability that an offer would come in under the listing price. I think it's important to be direct with clients from the start - even when the client doesn't want to hear it. Beating around the bush to pacify a client serves no purpose. It won't get the listing sold. Great mention on the price per square foot.
